What we found and what we did

In July 2026 we completed a new construction wash across a multi-home development in Atlanta, GA. This was a large commercial job covering four surfaces at every unit: the exterior siding, concrete driveways and walkways, and the wood porch and rear decks.

Construction sites leave a specific kind of mess, and this one was no different:

  • Red Georgia clay ground into the fresh concrete
  • Rust staining bleeding down from the concrete block foundations onto the flatwork
  • Pine needles and construction debris scattered across the driveways
  • Surface dirt on the siding and wood from foot traffic during the build

We worked each unit in the same order:

  1. House washing (soft wash)
  2. Driveway and walkway cleaning
  3. Wood porch and rear deck cleaning

House Washing New Construction Siding in Atlanta, GA

House washing was the first priority. The homes had a mix of vinyl siding and board-and-batten in several colors, and every exterior got a low-pressure sodium-hypochlorite soft wash to clear the construction dust and surface grime. On a freshly built home, the low-pressure approach is the whole point: high pressure against fresh caulk lines or new window seals is how a cleaning turns into a repair.

Rust Staining on the Concrete Block Foundations

The concrete block foundations had visible rust staining where rebar moisture had wicked through the block. A sodium-hypochlorite house wash won't touch rust, so those sections got a separate oxalic-acid application to pull the staining without etching the block face.

Driveway Cleaning Across the Development

The concrete driveways and walkways throughout the development had the rust and clay staining you expect from a site that's been active for months. Our process on the flatwork:

  1. Overlapping surface-cleaner passes across every slab
  2. A detail rinse on the control joints and step edges to clear the loosened material

The Before and After on the Driveways

The clay had tinted the entire surface uniformly enough that it just looked like a dirty pour — until the water hit it. The before-and-after contrast on the driveways was the most significant of the whole job.

Red Georgia clay doesn't just sit on top of fresh concrete. Months of equipment and foot traffic grind it into the surface, which is why it takes a surface cleaner, not a rinse, to bring a slab back to its poured color.

Wood Deck Cleaning on the Porch and Rear Decks

Wood deck cleaning finished each unit. The porch decks and rear decks had construction debris and surface dirt worked into the boards from foot traffic during the build. We kept pressure low on the wood and worked with the grain to avoid raising the fiber.

A Brightener Pass Before Stain or Sealer

A new wood deck on a freshly built home is a good candidate for a brightener pass before the builder applies any stain or sealer, so we flagged that for the property manager as a follow-up recommendation.

The Results: Move-In-Ready Exteriors Across the Development
