What we found and what we did
In June 2026, we cleaned a commercial property in Alpharetta, GA, that had a covered concrete patio, concrete sidewalks along the building exterior, and a large asphalt parking lot, all showing different levels of neglect. The patio had widespread staining and grime ground into the concrete, the sidewalks had visible mildew along the building's brick face, and the parking lot was carrying oil stains, surface cracking residue, goose droppings throughout, and a white paint trail someone had tracked across the asphalt.
We started on the patio. Applied a cleaning solution across the concrete floor, let it dwell to loosen the layered grime, then ran a surface cleaner across the whole slab. The covered structure meant less sun exposure over the years, which tends to let mildew and biological buildup set in deeper than it does on open concrete. The brick columns and planter walls got a rinse pass as well; the mortar joints came back bright once the surface film lifted.
The concrete sidewalks running alongside the brick building got a low-pressure soft-wash pass first to knock out the mildew staining, then a surface-cleaner finish pass. The brick exterior and window frames also picked up a cleaning during the sidewalk work — the frames had grime sitting in the sills that came off cleanly with the extension wand.
The parking lot was the biggest surface of the day. Oil staining was spread across multiple stalls, and the goose-dropping cleanup required working in sections to flush everything toward the lot drains. The white paint trail ran a good distance across the asphalt and took a focused pass to break up before the main rinse. After the rinse dried, the stall markings read clearly, and the pavement looked noticeably darker and cleaner throughout.
This is the kind of multi-surface commercial job where the order of work matters: patio chemistry first, sidewalks next, parking lot last, so the runoff from the upper surfaces doesn't cross a finished area. Alpharetta commercial properties with covered patios tend to build up faster than people expect because the roof keeps rain from doing its usual rinse cycle.
