What we found and what we did
In June 2026 we soft-washed the exterior of a two-story vinyl-and-brick home in Woodstock, GA, then cleaned the vinyl fence and the concrete sidewalk and patio on the same visit. The siding had algae working up the shaded sections and mildew starting along the back wall — the kind of buildup that comes on gradually through a Georgia spring and is easy to miss until you look at it straight-on.
The house wash used a sodium-hypochlorite mix with surfactant applied at low pressure through a downstream injector. We worked bottom-up on the vinyl so the chemistry stayed wet on the wall and didn't streak down onto dry siding below. The brick base got a lower concentration and a longer dwell — brick handles the chemistry fine, but the mortar needs a gentler touch. After the rinse, the back siding and side elevations came up clean; the before shots on the back wall made the difference pretty clear.
The vinyl fence was next. Algae and mildew had worked into the panel faces and along the top rails, which is typical for a fence that sits in partial shade. Same soft-wash approach as the siding: low pressure, surfactant-assisted mix, let it dwell, then rinse. Vinyl fence panels can look oxidized and chalky if you hit them with high pressure, so keeping the psi down and letting the chemistry do the work is the right call.
Last was the concrete sidewalk and patio out back. The before photos showed algae and mildew on the retaining wall and patio surface — the kind of green-black buildup that makes concrete look older than it is. We ran a surface cleaner across the flat concrete and followed up with a soft-wash pass on the retaining wall where the algae had really set in along the face.
The Woodstock area stays humid enough through spring that north-facing and shaded surfaces pick up biological growth faster than homeowners expect. A wash every year or two keeps it from getting ahead of you.
