What we found and what we did
In July 2026 we ran a full exterior clean on a residential property in Milton, GA, covering the house, metal roof, driveway, flagstone and patio surfaces, pool deck pavers, and a handful of stone landscape features.

Soft Washing a Metal Roof in Milton, GA
We started on the roof. This was a metal roof, which calls for a softer touch than asphalt shingle. We ran a low-pressure soft wash with a sodium-hypochlorite mix and surfactant, applied in horizontal bands from the gutter line up.
Under 300 PSI, Rinsed with the Panels
Metal roofs don't have granules to protect, but the chemistry and pressure rules still apply: too much pressure on standing-seam metal can work into the seam laps. We kept the rinse under 300 psi and rinsed downhill with the panels.
House Soft Wash on Vinyl and Stone
The house wash covered the full exterior, including the porches, with a soft wash mix on the vinyl siding and stone sections.
Cobwebs First, Then the Water
Porch ceilings trap cobwebs at the beam intersections and along the ceiling line. The ladder was already up, so we knocked down the cobwebs across the porch ceilings and eaves before the rinse pass came on.
Flatwork: Driveway, Flagstone, and Pool Deck Pavers
The flat surfaces made up the biggest share of the job:
- The concrete driveway
- The flagstone sidewalk leading to the front porch
- The flagstone areas attached to the driveway
- The flagstone rear patio
- The pool deck pavers
- The stone steps set into the landscape
Lichen and Rust Pre-Treatment on the Pool-Area Stone
The lichen and rust on the pool-area stone required a pre-treatment dwell before the surface cleaner pass, lichen that's had multiple seasons to anchor doesn't lift on contact.
Retaining Walls, Steps, and Patio Furniture
We also cleaned the four stone retaining wall sections at the front of the house and the stone steps in the landscaping, and moved and soft-washed the patio furniture before putting it back in place.
Milton properties with this much natural stone tend to collect lichen faster than poured concrete does, the surface texture holds spores through the summer humidity cycles.
The Results: Every Surface, Roof to Retaining Wall
Clean metal roof, clean siding and porches, and stone and concrete flatwork brought back across the pool deck, patios, and landscape features. A periodic soft wash treatment before the lichen gets established keeps the stone from needing the longer dwell times this visit required.
